hiya, i'm viewing a flat today which i'm pretty much going for because my friend viewed it on my behalf whilst i be at work. what sort of important question should i remember to ask whilst viewing and signing my tenancy?? oblige!!!!
Answers: Apartment Condition
* What conditions are the floors in? the walls? the ceiling?
* ... the windows? are they drafty?
* ... the doors? are they solid? the locks?
* Any signs of marine damage?
* Is here a smell?
* Were there pets surrounded by the apartment before? (think: carpet, allergies)
* Will the landlord be painting/repairing earlier you move in?
* Is nearby trash around the apartment? When will the landlord remove it?
* Are in attendance loose cables around? (ie a cable tv cable you won't use)
Apartment Structure
* Are nearby enough window? Is it sunny?
* How is the ventilation?
* How big are the rooms?
* How high-ranking are the ceilings?
* What is the storage space approaching in the apartment contained by general?
* ... within the kitchen specifically?
* Is there an attic? A vault? Are they shared? Are they clean?
* ... is nearby access to the apartment from them? (do they compromise security?)
* Is the kitchen big satisfactory to handle the number of relations who will be using it at the same time?
* Is at hand enough counter space?
Water
* How is the river pressure? (test if you can)
* How is the hot water? Is the hot marine heater separate?
* What character of tub? shower? kitchen sink?
* Does the sprayer work in the sink, if near is one?
* Signs of water desecrate around the bathroom/kitchen sink?
Utilities
* Exactly what utilities are/are not included in the rent?
* How is the apartment heated? How much does it cost to bake?
* Where are the heat sources located? Baseboard? Radiators?
* Where are the electric outlets located? Are they grounded?
* Where are the cellular phone jacks located?
* Does the doorbell work?
Appliances
* Refrigerator? Does it smell?
* Stove? Oven clean? Bottom fragment clean? If not, will proprietor clean it?
* Dishwasher?
* Is near furniture there that the previous tenant didn't/won't remove? (Do you want it?)
* What laundry services, if any, are available? If there are machines, are they free? verbs? safe? If within are not, are there hookups, or is within a laundromat nearby?
Outside
* Is nearby a yard? What is it approaching?
* How well is the outside of the building maintain?
* What are the neighbors like? Are in that children?
* What is the neighborhood like? the town?
* What is the coup¨¦ traffic like? foot traffic?
* What do you see from the window in respectively room?
* Is there parking? For how abundant? On street parking available?
* Does the landlord plow the driveway? Hire someone to do it?
Security
* How can you enter the apartment?
* Are the stairs verbs and well lit?
* Is the door to the building locked separately?
* Is the outside/driveway okay lit?
* Will the landlord revision the locks on your apartment?
* Do the doors to the outside have window? peepholes? chains?
* Are the window to the apartment at ground level?
* Is the apartment a difficulty in a fire? (exiting, alarms)
Other concerns and question
* Does the building contain mostly families, teens? (the more families- the better.)
* Why is the apartment uninhabited?
* What kind of rental agreement does the innkeeper want?
* When is the apartment available?
# How much is the rent payable and when is it due every month? How much is the security deposit and is it fully refundable?
# Is near a penalty excise for late wage of the rent?
# What are the terms for renewing the lease?
# Are pets allowed and if, would it be possible to have pets if you rewarded a pet deposit? If a pet-deposit policy is in place, is it refundable if there's no deface caused to be found when you move out?
# What are the conditions if you own to move out before the lease expires? Even if you may chew over you won¡¯t have to move out for a long time, it¡¯s better to preserve your options undamaging and negotiate secure lingo should you need to move out early than the expiry of the lease period.
# Are you allowed to share your part with roommates and what is the policy on subletting the place?
# Can you paint the walls or build other decorating change?
# Are you allowed to run a home business from your apartment?
# Who will be responsible for property maintenance?
# Who are your neighbors?
# How close is the nearest post bureau, grocery store, bank, restaurant and public transportation?
