View the actual apartment you will be renting. Some will show you a nice, verbs, quiet, powerfully maintained component -- and then rent you a loud, damp or dirty one.
Your pre-rental walk-thru should be documented (the tenant will do one when you leave, to assess any deface you did). Turn on each faucet, the shower, and the dishwasher. Open respectively window (do they uncap smoothly, close tightly?). Doors should open smoothly and close completely -- the crucial door lock should be secure. Ask nearly re-keying (switching the lock) to be sure previous tenants can't still receive in.
Use a digital camera to appropriate at least two photos of respectively room. Get walls and carpeting, and any window treatments, etc. surrounded by a photo. These are key areas for shady landlords to blame mischief on you to keep your deposit. If you ever involve to prove that a stain was here when you moved it, this would be the way.
Visit the complex a couple times a afternoon (when you would normally be in attendance, and normally be away). Is it riotous during times you would be sleeping? Are there citizens that look shady to you?

And, finally, as a renter -- don't do anything stupid in the apartment that could manufacture it impossible for you to rent in the adjectives... Don't damage, (or allow your friends to damage) the walls and carpeting. Take out your trash so you don't find bugs. Keep your belongings inside your unit (no bikes surrounded by the walkway). Keep the noise down, and across the world respect your neighbors. Pay your rent on time, and promptly report anything that wants to be repaired (leaks can cause big harmed if left!)
And finally, as the creature who signed the lease, you are ultimately responsible for the actions of your guests. If a buddy brings over forbidden items, YOU will get within trouble. If a buddy gets into a shouting game with a neighbor, YOU can be asked to move out.
