Me and my wife both love this house. Its a 30yr old house and looks to be contained by good condition (based on home inspection). However we and the inspector discovered a slope contained by the family room. Interestingly the kith and kin room was an add-on to the rear of the house and is sitting on its own foundation/crawl space. And the slope is contained by the outermost side of the family room away from the house. The slope is around 3 inches. As first time home buyers we are really upset to get into this, but we are still thinking in the order of it coz we really like the place. We also hired a structural inspector who estimated 15K-16k to fix this using pipe piles. However I found the structural inspector tremendously unprofessional and untrustworthy.
Is 3 inches a significant slope to require correction? There are some minor hair strip cracks in foundation. The seller did not disclose it. In their disclosure they mentioned that there is a post i.e. short in that nouns of the house.
Answers: as long as its structural sound, stir for it, my house has a 2 inch slope to it, still standing,
The with the sole purpose part of a house i.e. supposed to have a slope is the roof not the floors. If it have sunk and is on a foundation then the foundation be not properly done, Could cost a lot to own it repaired. It could also cause the roof to separate from the resourceful house or pull at the leading support wall. Basically houses are not built to flex or twist short doing some damage , visable or not. Have a licensed contractor look at it not a building inspector and achieve their opinion on the cost to repair it. Maybe you can negotiate a better price base on the cost to repair the deficiency
