Landloard is charging prorated replacement cost for hearth rug stains on 6 year ripened hearth rug?

I moved out of apatment last month.I get my deposit back minus the PRORATED mat replacement cost for little stains which landlord say didnt go after inhouse cleaning (not by professionals). When I talk to the lady she said they didnt use the proffessionals as it would own cost me extra for cleaning and then again for hearth rug replacement if the stains would not have come bad. Carpet is 6 years old(but i think it is almost 10 yeasr old). What should I do? What would be my point of security?Is there any randomness I can argue about this? It is not 50 or 60 which I would read out Ok it is almost $300. Please help me as soon as possible.

Depends on your written agreement, the condition of the runner when you moved in, and the location and size of the stains.

(Wall-to-Wall hearth rug I would have promising factored in replacement into a 5 year cost.)

In short, IF they hire a professional to if truth be told clean the spots from the mat - OR - replace the carpet I'd read out there isn't much to be have for $300 if it went to dealing next to the rental attractiveness.

If they do nought but ding you for the money - it sounds like a cheap shot of a style to bilk money from you.
Answers:    Your tenant needs to be taken to small claims court for wrongful charges and breach of contract (ie your rental agreement). I'm sure that this "charge" isn't even contained by the small print! So I'd tell him, "nice try, fella - in a minute back rotten!" There should be a number in your local Yello Pages for Renters' Advocacy. Give them a ring up. Happy moving in 2008!!
