I've been renting this place since March of 2008 and about 2 weeks ago i found rat poo. I hold few personal items stored in boxes in the garage and i found holes adjectives over most of the boxes. I noticed a hole next to the door that lead into the garage from the outside, I really think they came through that hole. So my interview is when I get the courage to open the boxes and check out my things, is it the landlords responsibility to money for any damages? Considering the that hole was left unseal. Would anyone know the best way to get rid of rats?
Buy an inexpensive poison called "Tomcat". They come surrounded by little green blocks that I like to call candy bar, and place them all over around your boxes. The mice or rats will die. Make sure that when you open your boxes to wear a shroud to avoid inhaling the feces which can be toxic. I have 60 rentals and as to the responsibility, it depends on which state you live in. I approaching to take care of any rodent problem because they can defacement my dwelling as much as the tenants property. You can spray Lysol disinfectant in the areas chewed and where on earth the rodents have taken up housing to kill germs.
Being as you've singular been renting for 2 weeks I would assume the rodents were present when you rented which would in actuality make the landlord responsible contained by most cases. As for damages of your personal items, I would suggest renters insurance, it is a lot cheaper than an attorney and a lawsuit.
Since this is July 2008, you may not have much of a allowed claim that the landlord is responsible. He could claim there be no rats, and supposedly you had a chance to look surrounded by the garage in March 2008 and apparently you didn't see any either. There are rat traps (big mouse traps) and poisons that can be used. You could (and should) ask the tenant to fill up the hole; he probably has a responsibity to do that. I'm not a advocate, but I know landlords have responsibility to fix rodent infestations once you report them. However, if the damage occur before you had reported such an infestation, the hotelier could claim that he is not liable, since he did not know rat control measures needed to be taken prior to the damage.
A hole may not be enough evidence. Is the hole made by rats? Did the innkeeper know it was there when you moved contained by?
Once you tell your landlord nearly the rats, he is legally obligated to exterminate them. If he doesn't, or drags his feet, after do it yourself. Don't wait, rats have a gestation spell of 22 days and multiply like crazy.
Best way to return with rid of rats: the quickest and least hassle is poison. D-Con brand is good. But, you won't in actuality know they're dead (unless they stink up the place). If you want peace of mind, buy snap traps. Bait with peanut butter and/or untreated bacon secured to the trigger with thread.
Stop up the hole in the wall, and any others. Use something rats can't chew through, similar to steel wool.
If your garage is connected to your house, empty all your kitchen drawers and cabinet and check for rat droppings. Under the sink and fridge, too.
