I recently notice a 1/2 inch crack in the front brick from foundation to shingles. It looks approaching one front corner is starting to sink some causing it. I've hear that builders are responsible for foundation issues for 10 years. Is this true? Any suggestions before I christen them? Thanks.
Answers: Good luck! Do you live in a subdivision where on earth the builders are still active, or is this a finished subdivision or custom home site? If the builders hold "moved on", you may have a knotty time getting them to work on it, or possibly even finding them at this point.
Texas is known for subsidence issues, especially surrounded by some of the newer neighborhoods where a LOT of dirt work have been done to acquire the ground level for building. Subdivisions own been created within formerly unlevel ground that may be prone to flooding, erosion, etc.
You can get foundation repair, but it's not cheap. Nolan Ryan is the "pitchman" for one of those companies surrounded by Texas.
your ten year warranty will cover only if the House is uninhabitable.
you may a short time ago be missing expansion joint within your brick, with no slab slab problem at adjectives ( very adjectives ). They have children building these houses , who know nil more than a schedule & how to use a phone! I enjoy also witnessed seasoned guys direct some of these "children" to do things like cut & compress the side of a hill & consequently immediately build on the site w/o compacting/testing ( possibly something resembling this happened to you )! 20 + years, that's why I quit!
