The porch is a wrap-around Victorian 2 ft.off the ground. I repainted finishing yeaar with mildew-proof paint after scrub with bleach. Now it's turning black again.
Maybe you can pressure wash the mildew bad and cover the ground underneath with a .5 to .8mil gummy plastic moisture barrier. Also do away with as much standing rainwater as possible by inspecting gutters and repairing anything that might allow extra water onto the porch


Well, bleach is what you would normally start beside, and it sounds like you're doing the right stuff. It would lend a hand if you said what area you live surrounded by - is it particularly humid? You shouldn't be getting that much.

If you own a lot of shrubbery/plants/whatever up subsequent to the porch, cut them back. They will keep hold of moisture in and prevent it from drying. The same applies to any ivy / vines you might hold.
Answers:    Use a product call KILTZ. First use a 75% CClorox mixture and 25% hot water and sppray it on near a bug sprayer and a simi soft broom brush. Let it set for about 5 min. afterwards rinse off. When it dries use the KILTZ and you should own no more problems.
