Or- could we be low on freon and the system is leaking as a result? Air is still relatively chilled when the system is running, but it seem to be running alot and not rapidly cooling down our house. Outside part runs fine, fan seem fine, but we have a some marine on our basement floor around the component and the air- again seems relatively chilled but not rime cold. Any suggestions or thought are appreciated.
When is the last time U enjoy unit SERVICED? Every year, if u want the A/C working fail-safe...U should get a routing service. That includeds filter varying, coils cleaned, drainings check. Pan clean. system pressure check. If u skim on that, DUH?. Average service charge...$150.
condensation is normal and drains through a pipe or hose to the outside of the house. Since your element is in the subterranean vault there requests to be some kind of pump to move the wet up and out. Is there any other plumbing contained by the basement..approaching a bathroom or sink? If so how is that waste marine removed?

also locate the pump and see if it is working These are easy repairs.. if they are ok later you may need to phone a professional. How old is the element? has it be working ok in previous cooling season? Is this an unusually humid year in your nouns? Lots of luck.
Answers: the coils can and do freeze up... if there clogged near ice/frost and air cant capture to the coils then the rime acts close to insulation trapping the heat.
the fix is to shut stale the system for several hours... let the condensation/frost thaw out completely and if you can dry out,,, only after turn your system back on. bestow that a shot before you christen for service...
