I have an apartment at the decoplage condominium within Miami Beach and a two month ago the AC unit started leak so badly it took the wall down beneath the unit. I found that at duplicate time the building management have sent us an e mail roughly changes they did to the chilled dampen pipes ( this is their e mail to the owners :"the HVAC Contractor are in a minute refilling the cooling towersand re-starting adjectives the chilled water lines and chillers. You should switch on to notice your unit and/or hallways cooling down inside the hour." shortly after that not only my component but various others begin having leak problems. I read up a ittle on HVAC probelems and since the building is 47 years old and the pipes are behind the times and rusted I believe that the pressure caused by the tweaking in the dampen pressure may have cause the pipes to contract and created the problem we are all exteriencing does anyone hold knowledge of this subject and can you sustain me to better understand and prepare a claim against the building
Your best bet is to start calling AC contractors and getting their opinion. Without looking at what the exact situation is, nobody can give you the right answer over the Internet.
IMO (just from what your description) the system is ripened and in requirement of complete replacement. Few insurance policies will cover this situation. You might need to look at your contract (if you are an owner) and see only what you are liable for. In this case it could be that it would be considered common maintenance. (47 year aged pipes) You might have one of the insurance policies that do cover plumbing. This will be a long and expensive fix.
You are partially correct except most systems do not in reality use chilled water but a mixture of subdivision water and part of the pack ethylene glycol commonly known as antifreeze. If the hose down damage you describe come from the pipe actually leak the repair or replacement is in writ. However you are most probably experiencing condensation problems.
