A tenant of mine was told NO PETS; and rents a house from me that have a beautiful backyard. I spent lots of money putting contained by sprinklers and new sod. I pay cheque for a gardener and also pay for the sea.

I found out yesterday when I looked through the fence the tenant have a dog in the backyard. The delicate lawn is torn up and mostly unresponsive now. The flowers I planted are adjectives dead presently too. Why would someone turn off automatic sprinklers, I made it where on earth a tenant wouldn't have to do anything?

My examine is this, besides kicking him out? Until I can get him out of at hand, which will take time and money, can I cart down the gate within the driveway? Can I also take down the backbone fence and permit the apartment house share the ugly courtyard that now looks similar to an overgrown field? I remunerated for the fence to be put up years ago, the owner of the apartment house compensated nothing. Many houses don't enjoy a gate up, but since I already did can I remove it while he is here? Maybe the dog will run away!!
It may be rental property but you OWN the place so that gives you the right to do what YOU want.

well, your tenant violated the lease. you can throw the tennant out and maintain this persons deposit to fix your spinal column yard.

I hope you have scrupulously checked how to evict a tenant in your jurisdiction. If you're going to evict him anyway for breaking the jargon of his rental, I wouldn't remove anything that you'll just hold to pay to replace but if the wall is old, possibly it's time to start taking parts of it down, just on weekends when you enjoy time of course, and since you're lone working on weekends, it will take some time until that time you can put those parts back up. The sward is already wrecked so he can't do a lot more defile there. Where I live, tenant are responsible for damage done by them. This doesn't other do much good, since you hold to chase them down if they don't fix it before they give up your job.
Have you inspected the inside of the house? It might be cheaper to let the dog be outside.


My opinion is that you should keep hold of the gate. What if you remove the take and the tenant ties his dog to a stake in the courtyard?
Research the local laws or hire a advocate. I think you should charge extra for the dog, if it is court. ( I rented a house and the landlord charged extra for dog owners.)
Perhaps you should tender him 30 days to get rid of the dog or facade eviction.
Looks like you are going to enjoy to re-sod the lawn, but you can hold the security deposit, or charge him for the prairie. Good luck.

Get an estimate of the damage and contribute him a bill.
Tell him the dog is out this second or your giving them an eviction.
