The leafs are turning brown and yellow. I enjoy removed the ones that are too far gone. It has spanking new growth coming in, but how can I preserve the new growth respectable? Is putting mayonnaise on the leafs once a month a good perception? I had a friend who did this and hers be beautiful.
Answers:    drainage. I'm guessing possibly the alumninum decoration is still around the bottom, or it is planted surrounded by a pot without drainage holes. Too much sun can burn the leaves too, but in attendance is not usually enough sun surrounded by the house to do that.
Fix the drainage problem and then if put it surrounded by the sink and let the sea run at a soft stream on it for about an hour to "leach out" the gunk or salt, or both from the soil.
Do not put mayonaisse on plant leaves. It clogs their pores. If you must increase the shininess of the leaves, use a comercially-available Leaf Shine. But I would not even really recommend that as being really flawless for the plant.
