I have a hulking area contained by my yard that I pip every spring because the grass never comes back. I core and fertilize and water contained by the spring and summer and it starts to look good and next every year, it'll start to turn brown and die around the end of October. The rest of the courtyard is fine.
What gives?

Answers: I dream up you might be using an annual rye grass seed... Try looking for a perennial type of grass instead... Annual rye grass is used to cover and permeate spots and holes but like the sign says, it's an annual so it'll die sour in a season... Hope this help...
