the reason I'm asking is because in attendance is this "maintenance man" that sucgests me to put up to date toilet because it does not flush properly, (we tried heavy duty plunger and an auger) to no avail would you know what to do?

If you trust the running man who says the toilet is ruined properly and plungers, augers and snakes have not alleviated the problem, next it is time for a new toilet. Look into the functions of the untried ones since they use less marine per flush are silent and quick acting. If you install it yourself read up on how and label sure it is properly sealed to the floor.
Get a fully clad plumber before doing anything else!
Plunger? Augur? Hopefully you didn't break any drain pipe and your not pumping sewage into the ground.
