Answers: first gross sure that you can get the old finish bad with just a buffer and eyeshade.
there's a good chance you'll enjoy to use a floor sander and grits of paper ranging from 40 to 100.
if you're sure you can newly screen it use a buffer that's heavy adequate and screens ranging from 50 to 120 grit. use doesn`t matter what it takes to clean and smooth the floor for a polite finish.
as far as finish goes, it's similar to paint in that within are grades of quality in the finish. near are water borne finishes that are very flawless because of low fumes and fast drying.they are almost always more expensive than grease based finishes. as for oil underneath, they leave an oder that takes a while to fade and grease base takes much longer to dry.
whether you use grease base or water underside, three coats is the normal amount to be used.
it's important to buff the floor delicately between coats. nothing heavy,of late enough to get the floor smooth and scratched adequate for a good mechanical bond of the polyurethane.
3 coats of poly drying 24 hrs between coats recommended
