I'm building my own 4100 sq./ft house surrounded by northern Maryland where I am sure it is a little more costly than NC. My house have 4100sf of living space, plus a 1200 sf garage (3car) a 1000sf attic that is finished, and a 1600 sf basement explicitly not finished. My house, a relatively fancy Victorian, is not as elegant as your house. Your house has reasonably a few special features that will add to your cost compared to building a big square box of a house. 2 story rooms, 10 ft ceilings, brick front, and the awesome but expensive curved staircase (bet that's at most minuscule 20-30K) are out of the ordinary engineering and require a skilled crew to build or install. I am sitting at $125/sf cost not including my property right now, and I am at the final finishing phase of installing sockets, lights, fixtures, etc. My house have siding, not stone, which is also cheaper, and I havent begun the exterior decks, balcony, or finished the front porch.

My best advice is probably not a novel thought: Hire subcontractors that build million dollar houses and are very picky in their standard of work. Dont hire crews that build run-of-the mill 2500sf colonials. Paying a little more for quality labor upfront is worth it. Every contractor I have to replace cost me more total for him and the replacement than if I had just remunerated top dollar in the long run.

Remember, building your own house will probably net you an more 33% or so of equity in the house. If you spent $30k more on quality labor, who care if you equity is only 31%?

And, I think this house will cost you $600,000 to build within NC. (plus the land)
Answers:    Depends on the materials that are being used, cost of the ground, and the rates for labor that are being charged. Generally speaking without house being factored in labor represents 1/3 of a construction cost and materials are 2/3.
Depends on the local labor rates, maybe $100 to $200 per square foot. Ask your dad he's the GC. about $100-135 per square foot is a worthy price

For a 4,100 square foot house in North Carolina you would be looking at a cost around $328,000 on the low call a halt, and more like $410,000 at $100 a square foot. around 300,000 maybe. or smaller amount cuz your dad is the contractor. maybe more if you make it extra fancy. but enjoy funn!
