I am looking for what would increase houses value the most, so heres the current specs & after is choices i could think of:
5 bed/3 full hip bath, 2 car att. garage, 1536 sq ft up, 1536 sq ft finished basement, sheep farm, 1 acre lot, built 2003
my ideas:
add fireplace, better front yard landscaping, include large rear deck, attach privacy fence in hindmost yard, add on 3rd stall to garage, build shed/pole building on final acre, replace carpet with wood or tile flooring - any other accepted wisdom??

its a reality woman buy houses on the kitchen area..
the new trend is marble work tops . verbs cool pricy but a great seller ...
men want a place to mess around in , a big shed. to work on cars . build things etc..
if you going to build a fire place , trade name it a good size one , of rock ..
one last entity dont forget the first thing people see is the front door , paint it a brite color , and give some nice hanging baskets.
also i would install a nice wooden arbour ..

Sounds as if you will put more into the house consequently you will get on the return.
However some of them are a good notion:
improved front yard landscape
add privacy fence contained by back yard,
build shed/pole building on rear acre,
replace carpet with wood or tile flooring
the deck depends on the patio if it is needed.
add ceiling fans if it would comfort air flow in the house and preserve cooling and heating cost down.
Answers: we'll from watching hgtv shows updating the kitchen and the bathrooms is the big ticket. In the kitchen add stainless steel apliances and granet counter tops, and island if possible and big clay tile floors or wood. In the bathrooms people like jacuzzi tubs and a seprate shower and his and hers sinks..run all out on the bathrooms like it be a calming oasis. Dont forget nearly walk in closets. But really its the kitchen and the bathrooms that are the selling point.
