I am buying a home with 1 lg bdrm and 2 med sized rooms (one of them have a full bath) so as you can see the layout is all wrong. I want to destroy a wall and connect the 2 med sized bdrms and make a master suite (w a bathroom). I will consequently still have the 1 lg bdrm, adjectives of the bdrms are on the 2nd flr so it will flow nicely. Now advantage... will I gain , lose or stay even with expediency. This is important to me bc we are going to refinance within a year or so. Thanks in credit!

USUALLY you lose value when you get rid of a bedroom. BUT on the other handy you are gaining a tub. Donald trump had something on this on his apprentice show. LOL

Is here any way to incorporate to the house so you actually gain square footage?? after you could have master hip bath and the extra bedroom.
It depends on where you live. If you live surrounded by an area near a lot of youthful people, your home utility will go up, but if you live contained by a family orient area, citizens moving to the area will want more bedrooms. A master suite is a great side though, so depending on your house and where you live, it might be a honest idea to receive one. Your best bet is to talk to a realtor contained by your area.
