I know all you can bestow me is a rough estimate without pictures or actual dimensions, but any ballpark number will serve when I start calling for estimates. Currently, I have a two story 1920's Colonial roughly speaking 1500 square feet. 3 bedrooms, 2 baths. When we bought the house, the attic be particially done to be converted into a room. 80% of the dry wall, insulation, electrical and flooring has be complete. One side of the room has not be done. What needs to be done to convert this into a master bedroom would be to finish the drywall, construct a staircase from the 2nd floor, purchase permits if obligation be and route a radiator from the boiler unit for boil. Please let me know if you stipulation anymore info to give me a globe park figure. I will donate it to the question. Converting the attic will append about 500 square foot to the house. The stair case issue is pretty straight forward. I dont forsee it as a structural problem as we will be wrapping up the current staircase an additional floor.
Answers: That varies depending on the state you live contained by. In my state, you would need permit for the entire attic space. That means you would hold to tear out the already finished subdivision so the inspector could see if the insulation and wiring is done correctly. If you are putting within a bedroom you many own to use larger windows or provide a lower means of escape.
If you with the sole purpose have to do the work you enjoy listed, by far, the most expensive entity is the stairway. Adding a radiator is not much work providing your boiler is big enough to button it. Often times, the top floor will be the warmest anyway since hot air rises. You may be better rotten with simply a supplemental electric heater.
Once you start next to permits and inspectors you enjoy to bring all unsullied construction or remodeling up to code. At least contained by my state. You have to find out what the rules are for your state.
BTW- do not forget to run phone and TV cable up within before you close the wall and engineer sure you have a devoted electrical circuit for the heat (if you use one) or windowpane air conditioner. Much easier to run them up to that time you finish the wall.
