I have asked several question about this topic, but I want to be sure.....To hold costs down in a different construction, I understand that it is not really cost influential in the long run (ie. heat and cooling, resale value, etc.) to build a 2 story house. However, is it smaller quantity expensive and more cost effective to build a 1 story house and use the underground room as living quarters. I am a single mother near 2 children ages 8 & 5. I am looking to build a 1500-1600 square foot home but have a markedly tight budget. Does it make sense to use the key level for shared living station and master bedroom/bath and then own an open underground store access to bedrooms for the kids, additional bathroom, and "kids" living space?
I own a tight budget that I need to stretch and I want to engineer sure that I am informed. Any information that you provide me will be great! Thanks!
Answers: Get a quote for both but it is going to hurt your appraised value because you can't count rooms that are "below grade" or surrounded by the basement. Plus you want to consider re-sale as well. When you stir to sell you are really limiting the number of buyers because the domestic room in the vault might not appeal to everyone. It might cost a little more to build a 2 story house but contained by the end it will money off and appraise for more.
Quite frankly, I am going to bring up to date you what logic tells me. Get a quote for both. You are putting alot of thought into this and the price difference between the two may be adequate to make up your mind. If you catch the basement, net sure the ground is suitable for it and that the grade of the parkland falls away from the house. Also, make sure to bring plumbing installed by the builder in the subterranean vault for a bathroom even if you don't install a bathroom down there immediately.
