So you buy the land. Then, do you find a builder that take care of the undamaged process or do you have to compensate an architect, then find a company, etc? Are near companies that take effort of the process A-Z? Any ideas how I can reclaim money? I think I can do abundantly of the interior work myself, but the grading, and exterior is harder. I plan to use lots of recycled materials so its cheaper, want to build it green and don't call for a very big house, a 2 bedroom + convertible department, 2 bath, 1000-1350 foot. My passion is have the garden/patio be the focal point.
Answers: My husband and I built our own house. It's cheapest to do the work yourself obviously. We subed out the excavating. If you settle up an architect you could get into profoundly of money. There are alot of magazines beside nice home plans. We visited unknown plans of homes around us and chose one we liked. From nearby we drew it up ourselves and had a friend who works for an architech firm finalize our plans.
My husband is a contractor so he have all the scholarship and know how. I did learn to drive the bobcat, I hammer nails, cut & carried shingles, Insulated the place myself, run electric and drilled every hole in the house for the wires. It took us nine months to complete the hole item from the start of excavating to finish. We hung our own drywall but had a company come within to sand and finish it because its mess and if not done spotless you will see the joints. Even though my husband could own done it, for the money it was in good health worth not having the mess and burden. We also subed out the brick layer however we laid our own block foundation and poured our own footer.
We built our house by ourselves with basicly the lend a hand from only one other guy (evenings & weekends) while still working our regular job. We took our 2 weeks vacation time to do the framing. Our friends come together and helped when we poured our foundation and when we poured concrete contained by the basement.
One defining thing I didn't mention is up to that time you start anything, MAKE SURE YOU KNOW WHERE YOUR UTILITIES ARE. and how you will be getting them to your house. That was our biggest obstical and I unloved plumbing!
To answer the other parts of your question. My husbands company builds the house on your own lot and pretty much will button everything from a-z. You of course would call for to find a reputable company around you. Word of mouth and other people who have good work done are the best ones to ask. Don't in recent times look in the phone book. Check them out and capture at least 3 bids. Make sure the builder is not going to be doing other job and working on building your house in between. If you choose to do some of the work yourself, be prepared to own it accomplished prompt so that it doesn't hold the builder up.
If you wanted to remodel instead you involve to consider factors of resale utility and how much $ you would be putting into the house if it would be worth it. My husband always prefers building strange because old houses own old problems, leaky basements, behind the times pipes, old window, poor insulation, It all add up.
It depends on a lot of variables,roughly the more time you put into it, the more money you can save. To squirrel away money on an architect, You can buy plans already made up for a lot smaller number money than custom plans. Just look through them until you find a floor plan you like. If you live contained by the USA, you might want to put the back of your house facing east, that mode the hot summer sun wont bother you in you posterior yard contained by the evening. Mine faces west and get too much heat on summer evenings. A lot of race have the exterior framed professionally and duplicate with the plumbing and electrical.
