My parents are putting an addition onto their home (I am 29 years old). They are putting a bathroom/laundry room/porch extension on their home (built 1923, stone). I live far away, but from what my parents tell me, I am extremely concerned. The builders will not hand over them a start date. The tell them they will call the sunshine before they are going to start. Is that bizarre?

Also, I am concerned they are being overcharged. It is costing around 65k.

The architect/builder also won't send electronic copies of the blueprints (I want to see them, and take them to draw from an independent quote). I am not sure if my parents are being truthful - since they refused to show me the blueprints or impart me the architect's/builder's name.

Here is the thing - adjectives of their finances and their home are in my name. What can I do to any stop the building or at least have the potential to look into it?
Answers:    You left out a lot of mandatory details in order to determine if the estimate is dignified. Is the current house in a rural area? If it is, that may be the use why the GC has a phantom start date and also the addition cost to build. You entail to tell us how big the overall addition is, that opening you can factor in the cost per square feet of conditioned and non-conditioned space. As an architect, I with the sole purpose issue electronic files to my consultants. Owners are not likely to have the expensive software that we use ($4995 per license). So even if I transport it to you, you wouldn't be able to open it. You should request that he dispatch you a file fo the floor plans in Adobe Acrobat (pdf) format. He should not enjoy any issues with that. Finally, usually in lay down to secure the loan with the ridge, they will require floor plans, you can also get that information from them.
Do you know why your parents won't let you see the floor plans? The bathroom is awfully small don't you assume for a brand new remodel? Since the loan is under your term, you can request to see the plans from the bank. I am assuming that you are taking out a construction loan and not a second mortgage on the home. The bank will own to review the floor plans prior to any release of funds. They will also only pay for what is completed and will not settle the loan in a lump sum. Just for your information, the builder/architect does not have to acknowledge your request if the contract is next to your parents.
First of all no details can be planned right away, and they probably have more clients than you presume. Also for a home built in 23' it should be expensive, since a lot of the foundation is broken down at that point even if you capably maintain you're home. Additions to the homes at that age can go a long style, tell you're parents to invest that 65k somewhere else, or put a downpayment on an apartment and pay the morgage beside the rent...soon profiting. OK yes the fact that they won't give you a start date does and should lift up a red flag. Yes $65 is alot but licensed plumbers and electricians, and contractors are expensive. They have to pull untried plumbing lines probably upgrade the electrical box for all the new circuits also they seem to be to be adding quite a bit of square footage to the home. Also the architect own the plans unless you parents own paid him for a set of plans. They need to protect themselves because he can put contained by all the work and then you give somebody a lift his designs and go with someone else and he is disappeared out in the cold. You can pay the architect for a set of plans and everything will be fine. If he still won't after you should go to someone else. Also don't give them a deposit stop them from doing so if your not smiling with these people. Best of luck!
